Overview

This development involved the complete renovation of the existing building on Southampton Street, London. The civil works on this project were a difficult challenge. Significant core works took place with new lifts, risers and roof plant space being constructed. The creation of new large floor plates helped to create a desirable building to new standards in a flag ship location.

The ground floor houses retail stores and remained in use during the project. Along with new equipment the existing plant was relocated to the new plant areas at roof level, these works were carried out outside of normal working hours. A new category A mechanical, electrical and public health installation was carried out by Designer Group on a full design and build contract. Energy efficient solutions were selected throughout the installation. All interior light fittings are controlled by intelligent lighting sensors to allow daylight to supplement the light levels in the office space. A Variable Refrigerant Flow (VRF) system and  primary air plant were provided to condition the air within the office areas. New back of house facilities were provided to allow the smooth running of the plant via a building management system.

  • Full security system suite, access control, intruder alarm and CCTV systems
  • Fire Alarm
  • Disabled support systems, accessories and toilet alarms
  • Containment for future services
